Flat rates, published up front. The only variable is scope, and the quote builder prices scope as you pick it.
Why flat rates instead of hourly?
Hourly billing makes you nervous about asking questions, and it punishes us for working quickly. A flat project price means you know the number before you sign and we absorb the risk of a build taking longer than expected.
Hourly rates still exist for open-ended work: $95/hr for updates and fixes on an existing site, $150/hr for consulting where there is no build attached. Project rates start at $2,400 because a brochure build is 30 to 40 hours of work, and we would rather publish an honest number than discover it halfway through.
What does the deposit cover, and when is the rest due?
Standard projects take a 25% deposit at contract signing, which reserves your slot on the calendar and covers discovery and design. The remaining 75% is due at launch, before we transfer ownership.
Rush projects under 3 months take 50% up front, because they displace other scheduled work.
Are there monthly fees?
None from us by default. You own the site and pay your own hosting and domain costs directly, usually $10–$30/month depending on the host.
Maintenance and SEO are optional: maintenance from $150/mo covers updates, backups and security, and an SEO retainer from $500/mo covers ongoing optimization. You can start, pause or stop either at any time.
What if the project grows halfway through?
We write the scope into the contract: the page count, the feature list and the number of revision rounds. If you want something outside that, we quote it as a change order before doing the work, priced at the same published rates. Nothing gets added to your invoice as a surprise.

SEO & getting found
SEO means making it easy for search engines to understand your site and for people to choose it. Here is what is included, what costs extra, and what nobody can promise.
What SEO is included in every package?
The technical foundations: a unique page title and meta description on every page, proper heading structure, clean URLs, image alt text, a sitemap submitted to Google, Google Search Console connected, mobile-friendly layout and fast load times.
This is what gets you indexed and eligible to rank. It does not, on its own, put you at the top for a competitive search term.
What is Advanced SEO, and do I need it?
Advanced SEO ($600 one-time) adds keyword research for your specific market, page copy written around those keywords, local schema markup so Google can read your address and hours, a Google Business Profile setup, and location pages if you serve multiple areas.
It is worth it if customers find businesses like yours by searching rather than by referral. A restaurant or a plumber needs it. A consultancy that runs on introductions usually does not.
What does an SEO retainer actually do each month?
Ongoing work that a one-time setup cannot cover: publishing new content aimed at search terms you want, building and cleaning up local citations and directory listings, monitoring rankings and traffic in Search Console, fixing technical issues as they appear, and a monthly report explaining what moved and why.
From $500/mo. Results compound, so it makes sense as a 6-month commitment or not at all.
Can you guarantee first place on Google?
No, and anyone who does is selling you something. Rankings depend on your competition, your domain age, your reviews and Google algorithm changes that nobody controls.
What we can promise: the technical work will be done correctly, you will be indexed, and you will be able to see your own traffic data instead of taking our word for it.
How long before SEO shows results?
A new domain typically takes 3–6 months to gain traction on anything competitive, and local searches can move faster than that. Paid ads are the tool for immediate traffic; SEO is the tool for traffic that keeps arriving after you stop paying.
Domains, hosting & ownership
You own your domain, your hosting account and your site files. Always.
What is the difference between a domain and hosting?
The domain is your address, for example yourbusiness.com, rented annually for roughly $12–$20. Hosting is the land the site sits on, a server that serves your pages, usually $10–$30/month.
They are separate purchases and can be with different companies. We can buy and configure both for you ($75 for domain purchase and setup, $200 for hosting setup) or work with whatever you already have.
Who owns the website when it is done?
You do, completely: the domain, the hosting account, the files, the design and the content. Accounts are created in your name with your email so you are never locked out. At handover you get every credential in writing.
What if I want to leave or hire someone else later?
You take everything with you and you owe us nothing further. We do not hold domains, hosting or code hostage, and we will answer a reasonable handover question from your next developer at no charge.
Which platform will you build on?
Whatever fits the job. WordPress for content-heavy sites and blogs, Shopify for stores that need serious inventory and payment handling, a custom build when speed and design control matter more than a page editor. If you have a preference we will work in it; if you do not, we will explain the tradeoff and pick.
Content & materials
What we need from you, and what happens if you do not have it.
What exactly do you need from me before we start?
Written copy for each page, photos or approved stock images, logo files (vector .AI or .EPS, or a high-resolution .PNG), your brand colors and font preferences, your domain and hosting logins, and links to your social profiles.
Put it all in one Google Drive folder and send the link. Never email passwords.
What if I do not have copy or photos?
Copywriting for your pages is $450 and covers interviewing you, drafting each page and one revision round. For photos we can work with high-quality stock, but for a local business your own photos almost always convert better. If you need a photographer we can recommend one.
I do not have a logo. Is that a problem?
No. Logo design starts at $350 and happens before the site build so the design can be built around it. A refresh of an existing logo is $150.
If you already have a site
One path with three decisions: find out what is wrong, rebuild it or not, then keep it working. Advisory sits alongside all three.
My site looks dated but the content is fine.
That is a refresh: $2,900 for up to 8 pages, typically 6–10 weeks. Your pages and copy stay where they are and we rebuild the design, layout and front end around them. If the structure itself is the problem — navigation, page order, content that needs reorganizing — that is a rebuild at $4,500 for up to 12 pages, and it includes platform migration if you are moving off Wix or Squarespace.
I do not know what is wrong with my site.
Start with a $450 site audit. You get a written review of speed, mobile experience, SEO health and conversion problems, plus a prioritized fix list you can hand to anyone, including another developer. If you go on to a refresh or rebuild, the $450 is credited in full against it. It is not credited against hourly work, since a few hours of fixes would then cost you nothing.
I just need occasional changes made.
Updates and fixes are $95/hr with a 2-hour minimum, prepaid in blocks that you draw down as needed. Page edits, new sections, broken forms, plugin and platform updates.
If it is a steady stream rather than occasional, maintenance from $150/mo is cheaper.
I want advice, not a build.
Consulting is $150/hr, or $1,200/mo retained. Platform selection, vendor and quote review, content and SEO direction, and working sessions with your team. No build attached and no obligation to hire us for one.
